Maryland Real Estate Guide: 5 Most Expensive Baltimore Suburbs for Luxury Buyers in 2026


You do not always need a million dollars to live in luxury around Baltimore. But in some communities, you absolutely do. There are Baltimore suburbs where the typical home runs well past $600,000, and a few where it pushes past $1 million on average. These are neighborhoods where best-selling authors own waterfront estates, cities that rank in the top 15 best places to live in the entire country, and communities where you can dock your boat steps from your backyard.

Here are the five most expensive Baltimore area suburbs to know in 2026, the real numbers behind them, and why families are paying premium prices to live there.


1. Severna Park

Severna Park sits between the Severn and Magothy Rivers in Anne Arundel County, about 8 miles north of Annapolis. You are 15 minutes from BWI, 10 minutes from Annapolis, and about 40 minutes from D.C. That kind of access is hard to find anywhere else in Maryland.

The typical home value in Severna Park is around $730,000, up 2.4% over the past year on top of a 16.4% jump the year before. Luxury waterfront homes regularly list over $3 million for 5,000 plus square feet with direct water access.

This is one of the most competitive markets in the state right now. Homes average 22 days on the market, 44% sell above list price, and Anne Arundel County has only 1.9 months of housing supply. A balanced market needs 6 months. Many of the best homes never hit the public MLS, which is why working with someone who has access to the shadow inventory matters here more than almost anywhere else.

The lifestyle is what drives the price. Most neighborhoods come with community marinas or boat ramps, so you get the water lifestyle without always paying waterfront prices. The Severna Park Community Center is 36,000 square feet with two pools, a 6,500 square foot gym, dance studios, and year-round programming. The B&A Trail runs 13 paved miles from Glen Burnie to Annapolis. Kinder Farm Park is a working farm with trails and a playground. Severna Park High School ranks in the top 5% in Maryland with a 98% graduation rate.

Population sits just under 40,000, which gives you a real community feel with a relaxed coastal pace.


2. Crownsville

Crownsville is also in Anne Arundel County, about 8 miles northwest of Annapolis, sitting on the other side of the Severn. You get I-97 and Route 178 access, which locals call General's Highway. Baltimore is 23 miles north.

The typical home value is around $660,000, up 1.4% over the past year. The median sold price came in around $500,000 in September 2025. Two-bedroom homes start near $425,000. Four-bedroom homes run up to $783,000. Top listings push past $3 million. One Crownsville island home on St. Helena Island recently sold for $2.8 million.

Crownsville is rural charm with waterfront access. Large heavily wooded lots, mature trees, and distinct neighborhood pockets each with their own personality. Herald Harbor mixes waterfront homes with 1920s beach cottages and colonials. Arden on the Severn has five community beaches and a strong family vibe. Cranberry Woods, Tall Timbers, Bellevue Farms, and Valentine Creek offer larger homes on big treed lots.

Crownsville hosts two of the biggest annual events in Maryland. The Anne Arundel County Fair every September brings agricultural exhibits, live music, and full carnival energy. The Maryland Renaissance Festival is one of the largest in the country at 27 acres, 1,300 performers, and 8 weeks of programming. For outdoor space, Bacon Ridge Natural Area has over 1,000 acres of forest and wetlands. Quiet Waters Park sits a short drive away in Annapolis. Sandy Point State Park gives you Chesapeake Bay views and beaches.

Schools are served by Anne Arundel County Public Schools, with Rolling Knolls and Southshore Elementary both rated 8 out of 10 by GreatSchools.


3. Annapolis

Annapolis is Maryland's capital city, sitting on the Chesapeake Bay at the mouth of the Severn River. You are 30 miles east of D.C. and 30 miles south of Baltimore, with easy access via US-50 and US-301. The new BWI Express program offers free rides from the airport to Annapolis.

The typical home value in Annapolis is around $618,000. The number is down about 9.85% year over year, but that is the post pandemic correction, not weak demand. Price per square foot actually jumped 20.9% to $330. Homes sell in about 40 days. The luxury waterfront market is where Annapolis stands apart. Waterfront homes list from $1 million up to $10 to $12 million plus, with roughly 70 homes currently available between $800,000 and $8 million.

Annapolis is colonial history married to a serious waterfront lifestyle. 300 year old buildings line cobblestone streets. Main Street runs from downtown straight down to City Dock. Maryland Avenue is lined with specialty shops on brick streets. State Circle holds the Maryland State House. The shopping scene includes 90 stores. Cultural anchors include the US Naval Academy, the US Naval Museum, the Hammond Harwood House, and the William Paca House and Gardens.

Annapolis is America's sailing capital. Multiple marinas, yacht clubs, and direct Chesapeake Bay access support sailing, racing, kayaking, paddle boarding, and fishing year round. The Annapolis Boat Show is one of the largest in-water boat shows in the country.

One honest note. Annapolis schools are served by Anne Arundel County but rank lower than other communities on this list. Factor that in if school quality is a top priority for your family.

Fun fact. Best-selling author Tom Clancy owned a home on King George Street in downtown Annapolis and was a regular at local shops until his passing.


4. Ellicott City

Ellicott City is the county seat of Howard County. It was founded as a mill town in the late 1700s and became the first stop on the Baltimore and Ohio Railroad outside Baltimore City in 1830. You are 25 minutes from Baltimore and 45 minutes from D.C., which makes it perfect for dual-career families working both metros.

In 2025, Ellicott City was ranked 13th in the entire country on the US News and World Report list of 250 Best Places to Live. Not just in Maryland. In the whole country.

The median sale price is around $723,000, up 7% from last year. Luxury homes typically list from $1 million to $3 million. There is an estate on the market right now at $2.7 million with over 7,000 square feet, a waterfall pool, basketball court, movie theater, and outdoor kitchen. Even at those price points, homes go pending in around 20 days, and hot homes sell about 3% over list price in roughly 5 days.

What makes Ellicott City different is historic Main Street. 200 historic buildings from the 1700s and 1800s mixed with modern boutiques, eateries, and cafes. Standout restaurants include Chosen Hwaroo for Korean barbecue, Cozy Cafe for coffee flights, Manor Hill Tavern for craft brews, and La Palapa for Mexican.

For things to do, the B&O Ellicott City Station Museum is America's oldest surviving train station. Patapsco Valley State Park has extensive trails for hiking, fishing, camping, canoeing, and some of the highest rated mountain biking trails in the country. Some homes back directly to the park, which means private trail access from your backyard. Centennial Park is a 337 acre park with lake access, sports facilities, and community programming.

Schools are why families pay the premium here. Centennial High School ranks 22nd in Maryland and in the top 1% of schools in the state. Mount Hebron High School also ranks in the top 5%. Worthington, Manor Woods, and Ilchester Elementary all rank in the top 10% statewide.


5. Clarksville

Clarksville sits in Howard County, which is one of the highest earning counties in the entire United States. The community is in western Howard County with a calm rural feel and easy access to both Baltimore and D.C. You are 25 miles from Baltimore, 30 miles from D.C., and under 30 minutes to BWI.

The typical home value in Clarksville hit $1.016 million, up 1.6% over the past year. You read that right. The average home is over $1 million. Luxury inventory is limited, with most listings between $1 million and $4 million. According to the Institute for Luxury Home Marketing, Howard County luxury single family home prices start around $1.2 million.

A home currently on Clifton Oaks Drive in Clarksville lists with over 14,000 square feet of finished living, a pool with a 10 foot tanning ledge and LED lights, a spa, an outdoor pavilion with full kitchen, gas grill, fireplace, and a 75 inch TV. This is what Clarksville luxury looks like.

Properties feature large heavily wooded lots, mature oaks and cedars, modern farmhouse styles in stone and red brick, and resort style outdoor living spaces. High-end perks include home theaters, wine cellars, billiard rooms, and full pool houses.

The lifestyle centers around Clarksville Commons, a mixed-use community hub with locally owned businesses, a farmers market, and a Friday night concert series from May through September. Residents get full access to Howard County Recreation and Parks, which manages 9,768 acres across 50 plus developed parks and roughly 7,000 programs a year. Centennial Park is a short drive with a 54 acre lake, sports fields, tennis courts, and tournaments.

Schools are top tier. Howard County Public Schools is ranked number one in Maryland per Niche 2025 ratings. River Hill High School ranks in the top 5% of 146 Maryland high schools with 85% math and 87% reading scores. Clarksville Elementary ranks in the top 5% in the state.

Hall of Famer Cal Ripken Jr. grew up in Aberdeen, but has participated in events across Howard County for years. Locals here are used to seeing legends.

The luxury Baltimore market in 2026 runs heavily on off-market inventory. In Severna Park, Ellicott City, and Clarksville, my team is selling more homes off-market this year than ever before.
